AACON served as the prime contractor for a comprehensive multi-floor restroom modernization at the 497,000-SF Romano Mazzoli Federal Building. The $50K–$250K project involved the complete retrofit of 46 restrooms, totaling over 9,200 SF, within an occupied federal facility. Scope included full demolition and replacement of fixtures, epoxy floor coatings, sinks, countertops, stall partitions, and finishes. AACON self-performed approximately 85% of the work—managing flooring, plumbing fixture installation, grout replacement, and countertop setting—while subcontracting select plumbing scopes. All work occurred during night and weekend shifts to avoid disruption to tenant operations, with strict dust control, daily clean-up, and adherence to federal security clearance requirements.

Although sustainability measures were not mandated, AACON implemented environmentally responsible practices, including low-VOC paints, slow-close water-saving faucets, and a Construction Waste Management Plan that successfully recycled over 50% of demolition debris. Quality controls and precise measurements minimized waste while maintaining a clean, modern aesthetic across all renovated restrooms.

When GSA issued a mid-project scope change to add two restrooms and install new mixing valves, AACON quickly re-sequenced work, accelerated procurement, and increased labor coverage. Despite the added scope, the project was completed four weeks ahead of schedule and within budget.

AACON’s professionalism and adaptability earned praise from the GSA Owner’s Representative, who remarked that “AACON brings projects in on time and within budget, communicates well, and knows how to work around multiple federal employees.” The project exemplified AACON’s capability to deliver high-quality, phased renovations in occupied, secure federal environments with zero disruption to ongoing operations.
