Oconaluftee Job Corps Center Roof Replacement / Interior Build Out

About this Project

AACON was awarded this Design-Build project from the US Army Corps of Engineers to renovate two Job Corps dormitories, including roof replacements, new truss systems, fascia, electrical wiring, light fixtures, and interior build-out. Due to extensive damage, AACON’s structural engineers recommended design modifications to the government to strengthen the roof structure without requiring extensive reinforcement to the building. Value engineering alternatives were also recommended and approved by the government. Plans were modified and new shop drawings submitted and approved. AACON’s collaborative approach brought true value in delivering a safe and lasting product to our client.

AACON provided construction management services for this contract. Our PM managed project controls, communicated with Government and other stakeholders, and managed procurements. The original roof systems were flat, ballasted rock-finished, EPDM membrane, each totaling 4,300 SF. We demolished and removed the existing structure including water damaged and deteriorating trusses, sheathing, rigid insulation, ventilated soffits, and sheet metal trim edges. Damaged interior ceiling panels were removed, and salvaged panels stored for reinstallation. The rooftop HVAC units and ductwork were carefully disassembled, cleaned with biocides, sealed, and covered to maintain integrity for reinstallation. A new EPDM 60-mil vinyl roof was installed over the new trusses, roof sheathing.

This project was completed 15 days ahead of schedule, despite the additional scope and challenges encountered. The team received excellent ratings across all areas for this contract maintaining project transparency and visibility throughout the contract.
